The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated June 18, 2025, and duly recorded in the Office of the Clerk of the County Commission of Hardy County, West Virginia, in Deed of Trust Book 359, at Page 130, Ashley M. Morales did convey unto Richard A. Pill, Esq., Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Hardy County Courthouse, in Moorefield, West Virginia, on
July 16, 2026, at 10:32 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Moorefield Corporation District, Hardy County, West Virginia, and more particularly described as follows:
All that certain lot or parcel of land, lying and being situate in the Town of Moorefield, Hardy County, West Virginia, situate in McCauley’s Southern Annex, designated as Lot D, containing 7,338 sq. ft. (0.168 acre), more or less, as shown on that certain Plat of Survey entitled “Plat of Survey for Debra H. & Tommy L. Crites”, dated October 2, 2023, prepared by David W. Jopling, Professional Surveyor, which said Plat of Survey and Description of Survey are of record in the Office of the Clerk of the County Commission of Hardy County, West Virginia, Clerks Office in Deed Book 379 at Pages 459 and 460, respectively, and are by reference made a part hereof for all pertinent and proper reasons. Reference is further made to that certain Plat of McCauley’s Southern Annex of record in aforesaid Clerk’s Office in Deed Book 77, at Page 296. Said lot is a portion of District 4, Tax Map 3, Parcels 210 and 212.
And being the same real estate which was conveyed unto Ashley M. Morales by deed of Debra H. Crites and Tommy L. Crites, her husband, dated June 9, 2025, and to be recorded prior to or contemporaneously with the recordation of this instrument in the Office of the Clerk of the County Commission of Hardy County, West Virginia.
Pursuant to Chapter 38, Article 1, Section 4, of the West Virginia Code, any Notice of Trustee’s sale shall be mailed to the grantor (s) hereunder at the following address; or such other address subsequently given to the beneficiary in wirting by the grantor (s) : 226 Chipley Lane, Moorefield, WV 26836.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 226 Chipley Lane, Moorefield, WV 26836.
AND BEING the same real estate which was conveyed to Ashley M. Morales, by deed dated June 9, 2025, from Debra H. Crites and Tommy L. Crites Jr., and recorded in the Office of the Clerk of the County Commission of Hardy County, West Virginia, in Deed Book, 379 at Page 699.
The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
